STEP BY STEP GUIDE TO BUY A PROPERTY IN MALLORCA

  1. -GET A NIE NUMBER. You will not be able to sign the purchase deed if you don’t have it 
  2. .- GETTING A LAWYER. Not mandatory but very recommended if you want to be sure the property it’s legal and free of charges.
  3. .-SIGN THE OPTION CONTRACT. This is a contract binding for vendor and purchaser and will set the rules of the purchase.
  4. .-CHECKING THE LEGALITY of the property. Mallorca it’s full of ilegal properties and don’t expect vendor or real estate will inform you about it. Your lawyer must investigate the property and find out the real estatus.
  5. .-SIGN THE PURCHASE DEED. This will be done in front of the Notary.
  6. .-INSRIBE THE PURCHASE IN THE PROPERTY REGISTRY. You become owner when you sign the purcase deed in front of a Public Notary, but then you have to be registered as owner in the Property Registry. You Lawyer will do
  7. .-SAME IN CADASTER
  8. .-PAY TAXES. 30 days after the purchase taxes has to be paid .
  9. .-CHANGE SUPPLIES . Efective change of supplies it’s very important if yo don’t want to run out of gas, water an electricity .
  10. .-ENJOY YOUR NEW PROPERTY.
